OUR PROCESS

A simplified version of the important steps we take to ensure a quality, well thought home.

Introductory Meeting

Building a home or undertaking a renovation is a significant decision. It’s essential to feel confident that your builder understands your vision and can design and construct a home that truly reflects your lifestyle.

To start this journey, we offer a complimentary first meeting—an opportunity for us to get to know each other, share ideas, explore your project, and discuss the feasibility of your build.

Feasibility

Once we understand the scope of your project we will determine the feasibility. This will be based on site conditions, size of project, style of house, personal expectations, quality of finishes, and budget.

After this is determined, we will provide an Estimated Cost to Build, which is a preliminary, simplified version of our detailed quote. This allows both parties to establish a budget before the design stage. We can also show you a few of our homes to give you a better understanding of what is included in that budget.

Design

The design of the home is one the most important aspects of the building process. This is our opportunity to learn more about your lifestyle, hobbies, interests and passions. We encourage you to look through websites online, books and magazines to find inspiration. Once we have an understanding of how you’d like you home to function we can begin to design a layout, which leads to elevations and eventually the technical set of drawings. If more visual help is needed we can provide 3D renders.

Permit Submission and Approval

After the home is designed and all required plans and paperwork are acquired, they are then submitted to the town for approval.  Depending on the location, township and design, the length of time for approval varies.

Construction

Once the design is approved we can begin to construct. This is when all the preliminary work begins to take shape. Throughout the process of the build we will communicate any updates and changes in project schedule, and will notify you if any selections need to be made.  For our clients this is usually the most exciting and nerve racking experience, this is why communication is key. We ensure all our trades maintain the quality expected, while keeping our sites safe, clean and presentable throughout the project.

Walk Through

When the home is complete we do a Tarion PDI (Pre Delivery Inspection). This allows us and the home owner to walk through the interior and exterior of the home to ensure everything agreed upon is complete and satisfactory. This allows you and us to ask any questions that may arise. After the PDI is complete we hand over the keys and you are finally able to move into your home!
